This service is address to whom is interested to refurbish its roof without investing money.

This could be possible if the waterproofing is associated by “relevant” photovoltaic installations.

1. OUR APPROACH

Our company has a large experience in general construction projects, tendering and Project Management. It has also developed an in-depth knowledge of complex buildings like Commercial Centres, in which most of the cases the ownership of the building is separated from the energy consumers (tenants) and therefore there are complex relationships to be taken into consideration before approaching these types of projects.

We do also believe in the maximum transparency in the business, therefore a waterproofing project associated with a large-scale photovoltaic installation, if not properly managed, could generate a consistent conflict of interest issues.

More in particular (basing ourselves on real experiences) if a roof waterproofing is offered “free of charge” to the building owner, upon certain conditions related to the subsequent photovoltaic installation, three might be not clear understanding by the building owner about what type of waterproofing is the building receiving, at which conditions and usually not 100% clarity about the economic conditions related to the selling of the electracy generated by the photovoltaic system.

Our approach is different and is based on more than 15 years of international project management and contact with multidate of clients. In brief:

When we do approach a combined project of roof waterproofing associated with photovoltaic installations and potentially also energy efficiency improvement projects – we differentiate clearly to our clients all the components of our offer in a way for the Client to can clearly understand which costs is associated to what service/expenditure.

2. PROJECT MANAGEMENT & TENDERING

– We do not provide “a waterproofing” of the roof but we do support the Client in the selection of the best waterproofing technology for its need and the best possible price.

– We prepare a comprehensive tender inviting the most important Italian players in the waterproofing sector to bid and selecting representatives of different technologies (such as bituminous technologies, synthetic, liquid, polymeric products and the like). The tender is prepared in strict collaboration with the Client which is involved 100% in all the processes and can input in the process as he wishes.

– We do manage the tender and we do support the Client (with professional reports and advice) in selecting of the best technology for its needs.

– The Client award the tender and sign a direct contract with the waterproofing company (We make sure to get the most profitable conditions and where possible an extended post completion insurance coverage).

– We continue to support the client id the construction phase.

– The roof will be then waterproofed by the company & technology selected by the Client in the best interest of its asset. In case of any issues the relationship is between the Client and the waterproofing company, this guarantee 100% transparency and fast response.

3. PROJECT FINANCING

At the beginning of the Project we do establish a budget for the roof waterproofing, this budget can be used in part or in full by the Client to refurbish its roof. The Client therefore can trade-off between cost and benefit according with the value of its asset, its finances, the value ad the prestige of the business conducted under the roof and the lifetime expectation of the selected waterproofing technology.

The budget allocated is usually sufficient to entirely waterproof the roof, moreover in certain situation the Client might decide to spend mor for its roof, in this case or he shall spend some money, or our offer conditions will be revised to cater for these additional costs.

Our offer will include a dedicated section related to the Project financing costs , these costs are shown in clear to the Client, who will know exactly how much the waterproofing is going to costs.

The Client, fully supported by us, can move relevant recurring costs (such as energy cost, project financing repayment, and more) in a way to suit at best its business objectives.

We therefore compile and present to the Client several energetic and financial studies to allow the Client in selecting the best trade-off between waterproofing quality-costs, energy prices, project financing repayment, duration of the contract etc..

4. INTEGRATED OUTCOME - 100% TRANSPARENCY

With our approach the Client will have a very powerful help and support in balancing the profitability of the project seen as as all between all stakeholders involved (Property Owner, Building Management company and tenants).

 

The waterproofing tender is made in a way to invite not less than 10 major business players (can be as well 15 or more) this allows to get from the market the maximum range of technologies and capture the most profitable offers.

 

Roof Waterproofing concepted at the same time with photovoltaic design and other form of building efficiency intervention gives the maximum outcome since comes integrated.

 

Some examples:

 – Waterproofing materials and colours for a roof without photovoltaic system installed might be different from the ones in which a photovoltaic system is planned to be installed.
